Message From Place Royale Board of Directors
 

Zero % increase in Condo Fees; Effective January 1st, 2015 to December 31st, 2015

Dear Owners:

Place Royal Board of Directors have approved the 2015 Budget which can be picked up from security on Monday 15th December 2014. Please sign upon receipt.

Over the last year, Place Royale Board of Directors have been able to increase our reserve fund to over $1,000,000.00 at the end the fiscal year for 2014.

Place Royale Board of Directors would like to recognize community support and the work that has been done over the last year:

- Passed the Sidewalk Bylaw with outstanding support from the unit owners
- Upgrading the Party Room, B1 East and West Wing Hallways, B1 Washrooms, G Level Washroom without additional financial burden to the owners
- New Energy Efficient Cooling Tower with a 20 year life expectancy
- Increasing the safety and security of the building by installing energy efficient lights around the perimeter of the building
- Replacing drain pipes in the B2 level which were 85% clogged
 

The Board would also like to recognize the contributions of Simsons Management to the building in terms of savings due to diligence in spending and ensuring that contractors provide the service that was paid for, questioning invoices that seem exorbitant and grouping building maintenance so as to decrease the cost of conducting repairs.
 
We urge all unit owners to pay their monthly common element fees in a timely manner. This can be achieved by using our Pre-authorized Monthly Payment Plan to pay your fees.  It is the easiest way to ensure the fees are paid on time. Please provide a void cheque to the office to set up your pre-authorized payments. Should you have any questions, please contact the Management Office at 905-279-3235.

Garage Repair Update

CION Engineering has advised Place Royale Board of Directors that the major portion of the garage repairs should be done in Spring of 2015 because of the unseasonable cold weather. The nature of the project, waterproofing material application specifications and concrete curing times require the temperature to be above 10 degrees Celsius. Therefore all work will commence when the weather is suitable and will be upon further notice in the Spring of 2015.

CION indicated that in order to maintain our 25 year expected service life on the membrane the temperature when laying down both concrete and sealant should be over 15 degrees to ensure stability.

Seeing that major work cannot be done outside, the following work will be conducted:

1. Catch basins will be repaired (these repairs will facilitate proper draining of melting ice in Spring)
2. Pipes in B1 and B2 which are about 85% clogged will be replaced
3. Drains in the B1 and B2 will be cleaned

Place Royale Board of Directors is pleased to announce that the By-Law for the sidewalk was passed on Thursday 25th September 2014. The total proxies received were 199 in favour of the sidewalk. These votes are also a representation of the community spirit and camaraderie that is consistently growing in our building.

The sidewalk will be built and maintained by the City of Mississauga. PRBD is in talks with the Project Manager for the City of Mississauga to start the construction of the sidewalk as soon as possible; construction is dependent on the weather.

This sidewalk is a necessity and will provide safety for our residents; especially our young children. In addition, it falls under the guidelines of the Accessibility for Ontarians with Disabilities Act (AODA).

Construction on the guest suites will also start soon which will further increase the value of our property.

Thank you again for your continued support in building our community and improving our home.

Sidewalk By-Law

 

- Place Royale Board of Directors have been negotiating with the City of Mississauga since November of last year to build a sidewalk from Arista Way to the front of our building
- We are now in the final stages of closing the agreement with the City
- The City will build the sidewalk
- The City will maintain the sidewalk during the winter
- The sidewalk will belong to the City of Mississauga
- This is at no cost to PCC 239
 

Important
 

- Make sure you pick up your package at Security or the Management Office
- Unit Owners who don't reside at Place Royale will receive their packages by Mail

 
Requirement

 

- We require 188 proxies to pass a By-Law to hand over the small piece of land at the front of the building so that the City can build the sidewalk

By-Law Meeting
 

- A By-Law Meeting will be held on September 25th 2014 in the Library at 7:00pm. This is a formality and would be for a very short time

Drop off proxies at Security and Management Office

- Please drop off your proxies at Security or the Management Office
- We would like to have all proxies by September 18th 2014, 7:00pm

We are very eager to get the sidewalk built as this is a safety issue for everyone in the building. Thank you for your continued support. Place Royal Board of Director will also be meeting with residents to get proxies signed.

Garage Repairs

Mobilization will start at the end of August beginning of September. The Project will take approximately four months. Landscaping may have to wait until 2015. Traffic on B1 and B2 may be affected however every effort to minimize delays will be made. Scope of work: The membrane will be replaced and any areas of faulty concrete will be removed and repaired. Contractors: Intragreen Roofing Systems Inc. and Cion Engineering will manage the repairs.

Sidewalk

We will be holding a Meeting in September to pass a By-Law for the Sidewalk. The City will build the sidewalk (Zero Cost to PCC239). The City will maintain the sidewalk (Zero Cost to PCC239).

Party Room Renovation

 
The Party Room will be renovated this year which will take approximately two months.

Party Room Rental During Renovation
 
The Library area on the G Level will be an option for Rent should any resident want to have a small get-together. This area will not be used for full on parties or for any event that will require loud music. The room can be rented until 11:00pm. The cost of rental is $50.00.

Painting - Garbage Area
 
The Garbage Room will be painted. Please help in keeping this area looking clean.

Painting - B1 and B2 Parking Spots

Spots in the B1 and B2 area will be painted. Painting will be based on the condition of the parking spot and whether concrete work will be required.

Bicycles

Bicycles that are not registered will be removed.

Annual Flowers

Due to the construction the annual flowers were not planted at the front of the building. The Landscaping Company indicated that a lot of money was wasted about three years ago when annuals were planted and then had to be removed for construction work.

Hand Sanitizers (New)

Hand sanitizers have been installed on each floor near the garbage disposal. 

Lights LED (New)

Lights are being installed at the side of the building and at the front of the garage entrance. This will provide illumination and added safety.

Foosball (New)
 

We now have a Foosball Table in games room. Please enjoy.

Basketball (New)

We now have a Basketball Ring on the Tennis Court. Please enjoy. Remember the court booking rules apply.

Gym (New)

We will be installing a sitting bench press in the Gym. This equipment is very user friendly and can be used by all ages. Kettle Bells, Step Board, Wobble board, Boxing Bag, Chin-up bar and lower ab leg lift. Please make use of the gym.

Lounge Chairs (New)

We have two new lounge Chairs at the back of the building. Enjoy some time in this area. It is our prized possession.

Cameras

Over the next coming months Cameras will be installed at all exits/entrances to the building. This way security will be able to monitor the entire building from their station.

Garbage Bins (New)

New garbage bins have been installed throughout the building. These bins are for light Trash and not heavy garbage.

BBQ Area

There is an extra BBQ so that more families can have fun. Please book the BBQ and leave a $20.00 deposit with security (money will be refunded). Kindly clean BBQ after use.

Car Wash Bay (New)

We now have a brush and bucket available for washing your car. Please inquire at Concierge.


Volunteers for helping Senior Residents (Internal Window Cleaning)

Windows will be taken off the track, cleaned and put back in. We are looking for Volunteers: Pleas sign up at the Concierge.

YOGA and ZUMBA

YOGA:   is now held Weekly (Monday’s Radha and Tuesday’s Camelia)
ZUMBA: is now held Weekly on a Trial Basis (Fridays)

Note: These activities will continue once there is a need. If residents are not taking advantage of the service the activities will be discontinued. There should be at least five people in each session to maintain the activity.

Please be advised that Fan Coil maintenance in units will be starting June 26th, 2014.
We expect to finish three floors per day. Schedule as follows:

Thursday June 26th:  Pent House - 19th Floor
Friday June 27th:  18th Floor -16th Floor
Monday June 30th:  15th Floor - 12th Floor
Wednesday July 2nd:  11th Floor - 9th Floor 
Thursday July 3rd:  8th Floor - 6th Floor
Friday July 4th:  5th Floor - 3rd Floor
Monday July 7th:  2nd Floor - Ground Floor

Starting 9AM each day till 5PM


Access to your unit is necessary to complete this work. If the Fan Coil cleaning team cannot get access to your unit for some reason they will move on to the next unit. Cleaning the Fan Coil in a unit takes about half an hour. Management would not be able to give an approximate time of entry to your suite.

Please make arrangements to have someone home. If you cannot be at home, Management Staff or a Concierge will go with technicians to complete the work in your unit. Otherwise, a second visit will be scheduled and the costs will be charged back to your suite account.

NOTE: There should be access to reach the Fan Coil unit. Residents are to remove any valuable articles and furnishings that may be damaged because of their proximity to the Fan Coil unit.

Cooling Tower Replacement

The Cooling Tower was not replaced with the Chiller and was leaking last year. The tower has been ordered and will be replaced between May 20th and the beginning of June 2014. Air Condition will start once the Cooling Tower is replaced. Heating has been shut off by Ambient.

Garage Repairs will start in Mid June

CION Engineering has conducted tests in our Garage and indicated areas to be focused on. Pre-tenders have been completed and Garage Repairs will start in Mid June 2014. 


The areas of focus: 
- Upper deck which includes the delaminated ceiling of the Ramp leading down to B2 level 
- The area surrounding the drains in the Visitor Parking 
- The area surrounding the drains at the back of the building on G level

Areas will be excavated, concrete work will be conducted and a new membrane will be put in. 


Insurance Refund from Canlight Hall

PRBOD was able to retrieve $26000.00 from monies paid to Canlight Hall for Insurance coverage. There are still some matters that are outstanding.   


Overnight Visitor Parking

Please note that the maximum amount of overnight Visitor Parking at any one time is 3 days. This time period may be extended based on space availability and require management’s approval


Fancoil Cleaning

Fancoil cleaning will commence shortly and filters will be changed. 


Garage Cleaning

The Garage will be Power Swept and Power Washed:

Please remove any items stored near your vehicles.

Windows Cleaning

Windows cleaning will commence shortly: kindly ensure that the wire mesh is removed prior to cleaning. Cleaning dates will be posted on Notice Boards. 


Trees Removal

The landscaping company has identified a number of trees that need to be removed and will start working on this in three weeks. 


Painting

The Game Room is being painted as well are other areas of the building. Please help in maintaining the building by ensuring that walls are not scratched when using carts or by any other means. 


BBQ

The BBQ area is now Open. Please see Concierge to book the BBQ pit.


Car Wash Bay  

The Car Wash is now Open. There is a New Hose and Nozzle. Please see Concierge for Wash Bay Keys. 


SUITE 111 is now Renovated and is up for rent

Muffin Social

Over 60 residents attended the Muffin Social. There was coffee and food from around the world. Thank you to everyone for coming out and meeting their neighbours.

In the recent months there have been reports of cars parked in residents’ reserved parking spots and abuse of the Visitor Parking. 

In order to reduce this inconvenience to Owners, Security will be contacting City Parking Enforcement to either Tag or Tow vehicles that are parked illegally on the Corporation Compound. 

Examples of Vehicles that can be Ticketed and/or Towed

- Vehicles with invalid License sticker
- Vehicles parked in Visitors’ Parking without a Visitor Parking Permit
- Vehicles parked in Corporation Parking Spots 
- Vehicles parked in Owners’ reserved spots
- Vehicles parked on Fire Route

Information and Updates

Over the last Month Simsons Management have been working to ensure that the transition from Canlight Hall Management  moves smoothly. Simsons has indicated that there have been some cases of duplicate utility withdrawals for some suites. This was a result of inaccurate data being provided on the handover from the old management company. Simsons would like unit owners to please let the Management Office know if there have been any duplications.  

Garage Repairs 

Garage Repairs continue and will start after May 31st. Residents will be given two weeks notice prior to the start. The area in focus is the ceiling of the Ramp leading down to B2 from the B1 level. 


Changes since the Management Change over

POOL SERVICE 
A professional pool company has been contracted to test, clean and ensure that chemical levels in the pool is up to standard. NOTE: The entire area surrounding the pool has been scrubbed. Please enjoy our pool. 

CLEANERS 

Cleaners are now on duty early in the morning and in the evening until 8pm

SUPERINTENDENT  

We have a Superintendent that works six days a week for four hours a day: We will be assessing the need of the Superintendent and increase hours as needed. This system has resulted in a savings of $2080.00 per month.

ACTION FORMS

Kindly submit your Action Forms to the Management Office as usual. The new Action Forms have serial numbers on them for tracking. 

ILLEGAL PARKING  

Security has been monitoring parking at the building. Vehicles that are illegally parked will be ticketed by the City of Mississauga Parking Enforcement.  

REPAIRS AND RENOVATIONS 

Owners are reminded that repairs and renovations should be carried out by licensed service persons. This protects the owner in case there is a problem that affects another unit. NOTE: Contact the Management Office for assistance with licensed contractors. Management is not liable for work carried out by recommended contractors. 

RENOVATIONS
The old superintendent’s unit will be renovated and rented out; this will bring in an average annual income of $17400.00

PARTY ROOM RENTAL
PRBOD on behalf of the Corporation would like to thank residents for making good use of the Party Room. 

Yoga and Zumba for Women

PRBOD is pleased to announce that two residents will be volunteering their time to conduct YOGA and ZUMBA Classes for Women in the building. 


- Yoga is on Wednesdays (Location - Squash Court)

- Zumba will be on Tuesdays (Location - Squash Court)

Muffin Social

PRBOD is inviting residents to be part of the Muffin Social Committee: The Muffin Social is a social gathering where residents can meet and get to know each other, share food, celebrate the births of newborn babies, milestone birthdays, welcome new neighbours and so on. 


- The event will be held every three months

- First Muffin Social will be held on April 10th in the Party room

Please be advised that all dryer vents in Units will be cleaned by DH CONDO SERVICES starting February 24th, 2014. Following schedule will be maintained to complete all units. We expect to finish three floors per day.

Monday, February 24th: Pent House – 18th Floor
Tuesday February 25th: 17thFloor – 15th Floor
Wednesday, February 26th: 14th – 11th Floor
Thursday, February 27th: 10th – 8th Floor
Friday, February 28th: 7th – 5th Floor
Monday, March 3rd: 4th – Ground Floor


Starting 9AM each day till 5PM


Access to your unit is necessary to complete this work. If you unable to be home or the Dryer Vent Cleaning Team cannot get access to your unit for some reason, they will move on to the next unit – and continue on. Cleaning the dryer vents in a unit takes about half an hour depending on how much lint build-up is present and how difficult it is to have full access to the vents. Therefore, Management won’t be able to give you the approximate time of technician’s arrival to your unit.

Please make arrangements to have someone home. If you cannot be at home, Management Staff or a Concierge will go with technician to complete the work in your unit. Otherwise, a second visit will be scheduled and the costs may be charged back to your suite account.

NOTE: The Dryer Vent Cleaning Company does not require the dryers to be moved, all inside cleaning is done through the lint trap on the dryer. Access to reach the dryer vent, the auxiliary lint trap and exhaust fan motor should be allowed. Residents are to remove any valuable articles, furnishings that may be damaged because of their proximity to the dryer vent. If you have a pet, please make sure that they are tied to a leash and away from dryer vent in your suite.

Using an Automated External Defibrillator (AED) on a person who is having Sudden Cardiac Arrest (SCA) can save the person's life!

If someone is having SCA, you may see him or her suddenly collapse and pass out. Or, you may find the person unconscious and unable to respond when you call or shake him or her.

The person may not be breathing, or he or she may have an abnormal breathing pattern. If you check, you usually can't find a pulse. The person's skin may become dark or blue from lack of oxygen. Also, the person may not move, or his or her movements may look like a seizure.

An AED will check the person's heart rhythm and determine whether an electric shock is needed to try to restore a normal rhythm.

Change in Management


In line with Place Royale Board of Directors’ mandate to reduce cost and increase revenue there will be a change in Property Management effective February 01st 2014. Canlight Hall Property Management has been managing 3695 Kaneff for over 17 years. PRBD would like to thank Canlight Hall for their service to the building. 


Superintendent 
 

Please note that Elias tendered his resignation on December 13th 2013. The system for reporting any issues remain the same. Currently there is a Temporary Super.

Safety Awareness
 

a.    Please ensure that each member of your suite has a FOB.
       (FOBs can be purchased at the Management Office and at Security)
b.    Be vigilant and report any incident to security
c.    Know your neighbours
 

Visitor Parking

City Parking Enforcement will be checking visitors parking to ensure that only visitors have access our visitor parking.

NOTE: Please ensure that each visitor registers his/her vehicle number plate at Security. Security will then issue a parking pass. Vehicles without a pass will be ticketed.

1.    Water main change for Kaneff Cres expected to start in Spring (City of Mississauga)
2.    Sidewalk expected to start once water main repairs are completed (City of Mississauga)
3.    Cooling Tower will be changed (Currently rusted and leaking)
4.    Garage Repair
5.    Pressure Washing of Garage
6.    Plumbing in B1 and B2
7.    Dryer Vent Cleaning
