Zero % increase in Condo Fees

Message from Dev Maharaj




Dear Owners:

As President of Place Royale Board of Directors I have worked very hard to improve our building without any financial burden to the residents. My mandate was very clear: improve the building, reduce cost and keep condo fees at a zero percent increase. As such there was no increase of condo fees from 2013 - 2016. 

Despite not increasing condo fees for three years Place Royale Board of Directors were able to complete the following without causing any financial hardship to owners:

- Garage repairs at the front of the building
- Re-slope the back of the building to reduce water damage to the foundation
- Re-pave the area near the entrance to the underground garage
- Renovate the Party Room and B1 Level
- Purchase new equipment for the Gym

The next project that will also add value to our property will be Guest Suites. 

In making a decision on Condo Fees and considering future projects such as the Guest Suites, maintenance and improvements to the building, Place Royale Board of Directors have determined that it is possible to maintain a zero percent increase for another year. However this can only be achieved through the continued cooperation of all residents in contributing to the upkeep of their units. A good example would be the toilet replacement program, using energy efficient appliances and being careful with overall usage of utilities. 

Taking into account the continued cooperation of owners/residents Place Royale Board of Directors have decided that Condo Fees increase for 2017 will be Zero Percent for a Fourth Year in a row

Condo Fees

Place Royale Board of Directors are currently working on the budget to make a decision on condo fees.  


Line Painting B1

Weather permitting: The lines in B1 parking spots will be painted on Friday 04th 2016.
Please remove all cars by 9:00am 


Contractor Bins

There is now a designated spot for contractors to put their bins during renovations; please speak to the Management for cost structure. 


Security Cameras

Installation of Cameras is continuing; we now have cameras on the G level including the Visitor Parking, B1 level: Garage entrance, fire exits, Visitor Parking and at the front of the building.


Toilet Replacement Program

The program has been a success: If you do not have enough funds to pay for the toilet up front: please speak to the office and a payment plan can be arranged. Each suite can have their toilet replaced for $150.00. This includes the toilet and installation. Owners can replace one at a time if needed. 


Air-Condition Filters

You can now purchase two filters for $4.00 at the Management Office. This is for a limited time only.
Changing your filter cleans the air in your suite and reduces cost.

Suite Maintenance: Reminder of Owners' responsibility

Exhaust Fans:
Exhaust Fans are the responsibility of the suite owner: please ensure that you change any exhaust fans that are currently not working in your suites. Make a report to the Management Office and one will be ordered and installed. The cost of this installation is minimal. Suite owners can hire their own contractor to install the exhaust fans.


Air Condition / Heating Units / Fan coil:
A/C units are the responsibility of the suite owner: filters are changed once a year by Management as a courtesy in order to improve efficiency. Please make sure your filters are changed regularly and your fan coil is serviced on a yearly basis. Filters can be purchased from the Management Office. Suite owners can hire their own HVAC company to provide the maintenance, alternatively the Management can arrange for a technician based on the suite owners request.


Door closers:
The Fire Code requires all suite owners to ensure that door closers are in good working order. Suite owners can hire their own contractor to install the door closer, alternatively the Management can arrange for a technician based on the suite owners request.


Smoke Alarms:

The Fire Code requires all suite owners to ensure that smoke alarms in their suites are in working order. Management can arrange for a technician based on the suite owners request.


Toilet Replacement Program

Each suite can have their Toilet replaced for $150.00. This includes the toilet and installation. Owners can replace one at a time if needed.

Security Cameras B1 Level

Installation has commenced and work should be completed by mid September. Cameras will be placed on all fire exits, entrances/exits and other areas that will increase security in the building. 


Security Cameras G Level

High Definition Cameras have been installed on the G level.

Construction: Back of the Building

The re-sloping of the back of the building so that water drains away from the structure which was discussed in the AGM is now 75% complete and on budget. A water test was conducted last night which shows there was no water flowing back to the building. Once we get a heavy rain fall we will be able to further check the system. The area will also be monitored in spring of 2017 after the thaw.
 

BBQ Patio

Persons wishing to BBQ can use the patio only.
NOTE: The area will be dusty. There will be no access to areas outside the patio. 


Car Wash

As the area with the car wash is under construction, you can utilize a hose that has been placed at the back of the building close to the moving room. Kindly register with Security to use the area.
NOTE: Maximum time per suite is 2hrs.
 

Visitor Parking

The gate for Visitor Parking is now in effect. 


Garden Club

If you would like to be a part of the Garden Club please sign up at Security. There is room for 10-15 people. The responsibilities of the Club will be determined at the first meeting. 


Toilet Replacement Program

There are still a number of suites that need to upgrade to more water efficient toilets. The Board will be introducing a program soon; more information to follow.  


Reducing Cost - Utilities

Tips:

1. Please ensure that your A/C is switched “Auto” and set to 25 degrees when you are not home
2. Turn Faucet off when brushing teeth, shaving and so on
3. Change incandescent bulbs to CFL or LED
4. Change your A/C filter every three months or sooner depending on usage 
5. Turn off lights, TVs, audio equipment; unplug electrical items when you are not using them
NOTE: These little changes will reduce cost and influence the budget and condo fees.

Fan Coil Maintenance

Fan Coil Maintenance


Please be advised that fan coil maintenance in units will be starting June 27, 2016.  
We expect to finish three floors per day. Schedule as follows:  

Monday June 27th: Penthouse - 19th Floor
Tuesday June 28th: 18th Floor - 16th Floor
Wednesday June 29th: 15th Floor - 12th Floor
Thursday June 30th: 11th Floor - 8th Floor  
Monday July 4th: 7th Floor - 4th Floor
Tuesday July 5th: 3rd Floor - G Floor

Starting 9AM each day till 4PM

Access to your unit is necessary to complete this work. If the Fan Coil maintenance team cannot get access to your unit for some reason, they will move on to the next unit. Management will not be able to give an approximate time of entry to your suite.

Please make arrangements to have someone home. If you cannot be at home, Management Staff or a Concierge will go with technicians to complete the work in your unit. 

NOTE:  There should be access to reach the Fan Coil unit. Residents are to remove any valuable articles and furnishings that may be damaged because of their proximity to the Fan Coil unit.

Garage Power Washing

Garage Power Washing

Dear Residents of Place Royale,

This notice is to inform you that the Underground Parking Garage will be power washed on April 13th, 14th & 15th 2016 on B1 & B2 Levels. 

All vehicles must be removed from the underground parking before 9:00am to facilitate the power washing. 

Time: 9:00am to 6:00pm 

- The Parking Garage will be thoroughly cleaned and washed
- B1 & B2 levels of the Parking Garage will be swept on Wednesday April 13th 
- Both Levels will be washed on April 13th & 14th
- All items stored in the parking spaces are to be removed by the owners prior to cleaning by April 12th, 2016. Anything left behind will be disposed of at the owner’s expense 
- Parking authorization from the city on Arista Way & Mississauga Valley Blvd have been approved 
- Oil stain spot treatment will be charged back to the unit owners

Rusted and leaking pipes on B1 and B2 have been changed.  

Upcoming Work

Welcome
 

Place Royale Board of Directors and the Management would like to thank Val Dobrolevski for serving the Building for another three years as Vice President to the Board.

Security Cameras
 

Twenty five (25) new IP High Definition Cameras will be installed by the end of 2016.

The areas of focus will be:
- G-level all entry points, front of the building and Lobby
- B1 Parking, Gym, East, West and South exits, Garage Entrance, Wash Bay area, Fire exits on B1
- B2 Ramp leading to the B2 Parking, East, West and South entrance, Fire exits, Parking
- All Fire exits will be armed so as to ensure that no one is entering the building without permission
 

NOTE: There have been cases of residents putting stones or other objects to keep the fire exit doors open. This is a breach of security.
   
Security
 

Persons entering the building should have a fob to access the building. If you are renting a suite you are advised to purchase your fob at Security.  

Zen Circle
 

The circle at the front of the building is approximately 65% complete; work will resume as soon as the weather permits. Trees and flowers will be planted in spring.                         

Dangerous Trees
 

There are about 40 trees around the building that need to be removed. We will be removing the most dangerous ones first. Initially 12 trees will be removed.

Soil Erosion
 

There are areas at the back of the building that are causing water to run towards the building due to soil erosion. These areas will be excavated and re-slopped so that the melted snow and rain runoff away from the building. The dirt that was saved from the construction will be re-utilized for this purpose which will be a savings for the building.

Large Garbage Disposal
 

There is an enclosed wooden area at the back of the building to accommodate large garbage items. Kindly ensure that you are disposing of items that the city will pick up. This is a monitored area and items that do not belong in this pick up area will be disposed of at the owner’s expense.

Yoga
 

Classes will be starting soon. Date to be decided based on interest. Everyone is welcome. There is room for six men and six women. Sign up at Security.

Annual General Meeting

The AGM will be held on January 28th 2016 at Novotel. The purpose of this AGM is to provide information on the Garage Repairs, elect a Board member and share information on projected improvements for 2016-2017.

Letter of Endorsement for Val Dobrolevski


There is one position available on the Board and I would like to give my support to Val Dobrolevski who is the current Vice-President of the Board. Val's contribution in building affairs is second to none and I can say that without his hard work, many of the improvements in the building today would not have become a reality. He is an excellent team player, gives his time to the building and provides back-up to me whenever I need assistance.

Proxies


Place Royale Board of Directors will be collecting Proxies in the next two weeks to ensure quorum for the meeting.

Construction


The construction repairs to the front of the building marks a great sense of accomplishment for residents of Place Royale and for Place Royale Board of Directors.

Circle at the Front of the Building


The circle at the front will be completed at the end of March or when the weather permits whichever is earlier. Trees and flowers will be planted in Spring.     
 

Zumba

Zumba will resume on Tuesday 19th January.
Both Men and Women can attend Zumba classes.

Bulk Garbage Disposal

There is a space now dedicated for large items for disposal. Please ensure that your items fall within the City's pick up guidelines.
