The Board of Directors for Place Royale would like to proudly announce a zero percent (0%) increase in Condominium Fees for 10 years straight.

As everyone can imagine, maintaining a zero percent increase for 10 years is not an easy task and requires enormous work and dedication. Many hours of our personal and family time have been spent ensuring that we have the right contractors to conduct work in the building while reducing costs at the same time. Our focus for the last 10 years was to improve the infrastructure of the building and in so doing increase the value of the property.

In the last 10 years, we had the City construct a sidewalk at the front of the building, renovate the Party Room and build the Friendship Pathway to name a few of the improvements. This sidewalk took over two years of negotiations with the City and then another year to complete the work. Ultimately the time and effort paid off thereby providing residents with direct access from the building to Arista Way.

Despite completing a mammoth number of repairs and maintenance to the building; there is still work to be done. Some of which are as follows: wallpaper replacement, converting the building to full LED lighting, completing repairs to the suspended garage at the back of the building and visitor parking. As we move into 2023, the Place Royale Board of Directors is looking at possible options for replacing the windows in the building. In our AGM in 2019, The Board of Directors indicated that we hoped to replace the Windows by 2027. However, over the last few years, we have been working on a strategy to reduce the timeline for this project. Currently, two providers have placed their windows in the lobby.

Please take the time to look at the product displayed in the lobby. Eventually each suite will be asked to vote on which window they prefer. The votes will be placed in a sealed box at Security and two residents will be selected to count the votes. The product with the most votes will be chosen, and the Place Royale Board of Directors will look at different options of paying for the windows.

Based on the pricing provided by the window company, Place Royale's Board of Directors will decide on whether the financial stress on the building's financial reserves is reasonable and also determine the extent of owner contribution that will be required to support the completion of the project. This is a very important decision and as such an approving on the Window Project will take time.

If you are not enrolled in pre-authorized payment, we request that you register for the pre-authorized payment plan for timely remittance of common element fees. Unit Owners can also drop off 12 post-dated cheques dated the 1st day of each month of the year 2023 made payable to "P.C.C. 239". Please mark your unit number clearly on the cheques.

Notice - Building Heating

To ALL RESIDENTS:

We are writing to inform all residents that there is a fluctuation in the heating system and technicians are working to solve the issue. 

This fluctuation will affect the distribution of heat to fan-coils in suites and hallways. The heat for the swimming pool will also be affected. 

This issue is a priority and should be solved soon. If you require a small heater for additional heat, please see the Management Office. Priority will be given to seniors and persons with small children.

Waterproofing to the Entrance of the underground garage will start at 8AM on Friday 28th October and finish at 8PM on Saturday 29th October. 

There will be NO ACCESS to the underground garage from 8PM on Friday night. 

Residents who need to leave the building before 8AM on Saturday morning should park in Visitors’ Parking from Friday night.

Parking Enforcement

Dear Residents,

The Garage Work will be completed next week Friday, as such all residents are asked to start back parking in their designated parking spots. Should there be a requirement for construction in isolated spots, only those residents will be asked to move to visitors. 

As of November 14th, 2022 Mississauga City Parking Enforcement will start back patrolling the premises. Parking at the front of the building in the Fire Route is strictly prohibited and Visitor Parking is only for visitors. 

Residents should not park in the Visitor Parking unless a permit is issued by the management. If a permit is not displayed, the City will ticket the vehicle.

Heating Update

Dear Residents,

Heating System is scheduled to start on Wednesday - October 26, 2022.

Mandatory repairs to the Heating Loop will be completed on Monday 24th 2022. We will begin testing and verifying the Heating System on Wednesday 26, 2022. Please replace your fan coil filter. Filters are available at the Management Office. The cost is $5.00 per filter. 

If you are not receiving heat in your suit once the system is turn on, you may procure your own HVAC Technician. 

If you need assistance in finding a qualified HVAC Technician, you can contact the Management and a Contractor will be dispatched to your suite. The cost will be charged back to your suite.

We are pleased to inform all residents that the repairs to the B1 parking are 98% completed.

Parking Spots in the B1 will be released in Phases as the painting work is completed. Once an area has been painted, Security will call the unit owner and advise that you can move your vehicle back to the designated parking spot. 

Please also be reminded that it is prohibited to store bikes, strollers, tires, batteries, containers, cans, etc. as these are considered fire hazards and will be removed and disposed of at the owner’s expense. 

Any vehicle which is not in good repair (leaking fluids) should not park in the B1 until repairs are made. Damage to the waterproofing will be repaired and charged back to the unit. 

Finally, residents are reminded not to park in any prohibited areas (fire routes, etc.) or in the front gazebo area. Failing to oblige may result in parking infractions issued by the City of Mississauga.

Dear Residents,

Please be advised that due to unforeseen circumstances, the Domestic Hot-Water Boiler (DHW Boiler) requires emergency repairs and servicing. These repairs are anticipated to be completed by 6:00PM today, September 26th 2022.

Repairs were conducted yesterday evening and Hot Water was restored by 10:00PM, however the system shut again sometime early this morning. 

Technicians are currently working on the issue and hope to have the problem rectified by 6PM today

Dear Residents,

Please be advised that beginning September 26th to October 3, 2022 various plumbing work will be completed in and around the building.

We will particularly focus on changing any valves around the building related to the Cooling/Heating loop, sprinkler system, and water supply.

During this time, residents may experience interruptions in their fan-coil units or water supply to their unit. We will be notifying residents a minimum of 24 hours prior to any expected interruptions.

B1 Parking

- Vehicles in spots 1A – 52A: You can now park in your parking spots. Your area of repair is completed. Some small finishing work will be carried out; you will be updated as needed. 

- The entire area is now new. Any vehicle with engine oil leaks should not be parked in the parking spot until the necessary repairs are made. 

- Damage to the waterproofing will be repaired and charged back to the unit. 


B2 Parking

- Residents with parking in the B2 should continue to park in their spots.

- Once repairs are complete on the B1; pressure washing, line painting and wall painting will begin in the B2. At that point a notice will be sent out to remove your cars based on the required areas.

Dear Residents,

Parking Update

We would like to update and advise residents that the corporation has successfully obtained a parking permit for residents and their guests.

Effective immediately, residents can park their vehicles:

- Alongside Arista Way
- Alongside Mississauga Valley Boulevard

This parking permit is valid until September 30 2022 and permits residents to park during the 5-hour parking by-law as well as overnight from 2:00am to 6:00am. Parking on building property is not guaranteed so we advise residents to utilize this permit. Please be advised any illegally parked vehicles on building property will be reported to the City of Mississauga.

Parking Tickets

We are aware that some residents were ticketed on Arista Way and Mississauga Valley Boulevard over the past weekend. We would like to inform all that these tickets have been cancelled by the City of Mississauga.

We request that you please visit the Management Office with your original ticket so that we may cross verify the list of cancelled tickets provided by the City of Mississauga.

Emergency Water Shutdown

Dear Residents,

Plumbers found a building pipe which had a leak on the 16th floor which is connected to the washrooms of all units ending in ‘03’ series line. This pipe has since been clamped and temporarily rectified.

Please be advised that on Thursday August 25, 2022 water will be required to be shut off between 9:00AM - 3:00PM.

In order to permanently fix this pipe, we are required to shut the water off in the washrooms of 1603, 1703, 1803, 1903, SPH-03, and PH-03. In addition to shutting the water off in these washrooms, we request that you do not turn on the taps, flush the sink, or run the tub during this repair.

Due to the underground waterproofing and membrane work, many of our residents’ vehicles have been displaced. We would like to inform residents that the Corporation has applied for a parking consideration from the City of Mississauga and we are currently awaiting approval to allow residents to park on Kaneff Crescent or Arista Way.

Garage Power Washing

 Garage Power Washing


Dear Residents,

We would like to inform residents now that the garage restoration is nearly completed, we will begin power washing different areas of the garage. Please be advised that there will be no set dates for this power washing as the main focus is to clean up any and all construction debris.

You will notice the power washing crew treating the garage over the next week, following the power washing – a separate crew will begin vacuuming the catch basins in the garage to ensure all debris is collected and drainage is not affected.

Thank you for your continued patience and support as we work to constantly improve the building. Kindly ensure that you remove all items from parking spots. Vehicles can be moved to the visitor parking if power washing is being carried out in your parking area.

Dear Residents,

We would like to inform residents that in accordance with the Government of Ontario, most COVID-19 mask requirements and related protocols have been lifted as of June 11 2022.


Moving forward, we request that you adhere to the following:

- Masks are optional, residents may choose to wear or not to wear

- Elevators capacity has now increased from 3 people to 5 people

- Bookings are not required for the Gym, Tennis Court or Pool

- The Party Room capacity has been increased from 30 people to 50 people


We request that all residents continue to be respectful to each other and building staff.

Carwash is now open. Book your time slot at Security.

BBQ Area

The BBQ is available at the back of the building. There is $20 deposit fee. Residents are to clean the BBQ after use. Propane is provided at no extra cost. 

Games Room

The Games Room is now open. No food or drinks are allowed in the room.

We will be looking at what we have saved and the cost of operations for the coming year, in addition to some of the unexpected expenses. Once a decision has been confirmed a notice will be sent out.

Dear Residents,


Masks:

The Province of Ontario and City of Mississauga have both lifted their mask mandates. As such, Place Royale Board of Directors has also lifted the mask mandate for the building. Wearing a mask is now complete base on personal preference.  


Elevators: 

The elevators will now have an occupancy level of three (3) persons until further notice. 


Amenities:

Amenities: pool, basketball/squash court, gym, handyman room – all capacity limits have been lifted. However, any resident who wishes to us these amenities must continue to book time slots through Security to ensure the contact tracing is maintained.

Amenities Re-Opening

Amenities Re-Opening

We are pleased to inform all residents that the pool, squash/basketball court, and gym are available to be booked. 


Pool Rules:

-  A maximum of 4 people at a time 

-  Each suite can book the pool for 1 ½ hours at a time

-  Children under 18 (eighteen) must be accompanied by an adult

No eating or drinking in the pool

-  You must shower in the changing room before using the pool


Gym Rules:

-  A maximum of 2 people can book the gym at one time 

-  Each suite can book the gym in time slots at 1 hour per person

Face covering (nose and mouth) must be worn at all times

-  You must clean/sanitize any equipment before and after use


Squash/Basketball Court:

-  Each suite can book the court for 1 ½ hours at a time

Face covering (nose and mouth) must be worn at all times


Please be advised all bookings must be made through Security and are available on a first come, first serve basis. Please also remember that all enhanced hygiene practices shall be practiced while using the amenities.
