Squash Court has been converted to Squash / Basketball Court!
- 500lbs custom steel bracket bolted with concrete anchors
- Lifetime 44-inch high-density polyethylene backboard
- Lifetime steel basketball rim and polyester basketball net
- Wilson basketballs
Basketballs are available at Security. No change in rules and hours.
Note: Safety glass is very strong and impact resistant, but please play safe and responsibly. As a precaution, avoid hitting the glass panels with the basketball. Thank you!

Place Royale Board of Directors (PRBOD) Thank all residents for their cooperation during the construction.
Visitor Parking
Once residents move back to their parking sports, Security will be issuing visitor passes to any one visiting the building for any amount of time. These passes should be displayed on the dashboard of the vehicle.
In order to protect our property and increase safety:
The parking enforcement will be making periodic checks in the visitors’ parking to ensure that vehicles are parked legally.

PRBOD and Management were able to renegotiate the following contracts:
HVAC Contract
Old - Carrier Commercial
New - Ambient Air Mechanical $30,164.22 (difference of $5,277.38 annually)
Elevator Contract
Kone - negotiated new price
New - $16,068.60 (difference of 2,787.00 annually)
Security Contract

New - Active Security $175,584.00 (difference of $25,763.88 annually)
Fire Life Safety Maintenance Contract
Old - Onyx Fire

Basketball Court
The Basketball Court will soon be available. Parents are asked to supervise their children while they are on the court. The court should be swept before and after use to help with traction (a mop broom will be provided). Basketballs will be placed with security.

The Garage Repair at the back of the building is now finished and soon management will be issuing a notice for residents to park in their usual parking spots. Once the notice has been issued, the normal parking enforcement for the Visitor’s Parking will resume. Kindly ensure that visitors register their car number plates with Security to avoid vehicles being tagged.

Garage Repairs
Garage Repairs
Please be advised that garage repairs started on Monday August 26, 2013. The area under repair is the loading dock/garbage area and underneath on B1 where the shore posts were installed.
This work is expected to take 8-12 weeks to complete - weather permitting.
Important items:
- We ask Residents that enter the building through the garage door, please refrain and use the main building entrance. This is for your safety.
- Residents that are in Suites at the back of the building should keep their windows closed during work hours, due to high dust levels at times.
- Any Residents that park outside at the back of the building may park in Visitors Parking during work hours. This is to prevent any dust build up on your vehicle.
- We ask that any questions or concerns during this project be directed to Management or Security.
- All residents should take extra caution in all work zone areas.
- Unfortunately, there will be no access to the moving room during this period. All moves, in and out, deliveries and over sized garbage drop off should be scheduled through Management or Security. We apologize for the inconvenience.
- Management will provide progress updates periodically throughout the duration of the project.

Place Royale Board has secured five quotes for the start of repairs to the garage. Out of the five tenders Restorex has been selected and will be breaking ground within the next few weeks.
We ask the cooperation and patience of Residents parking in B1 for the displacement during the construction. Thank you for your support in increasing the safety of the building.
NOTICE: For Safety Reasons, during the construction, please refrain from walking through the garage to access the building. Thank you for your cooperation.

Place Royale Board is negotiating with the City of Mississauga to construct a sidewalk from the front of the building to Arista Way.
Currently the lack of a sidewalk is dangerous especially in the afternoon period when children are returning from school.
The sidewalk will also protect against residents using the Garage on B1 as a point of entry to the building.
Party Room Prices
The Party Room prices are as follows:
Sunday-Thursday $50.00
Friday and Saturday $75.00
NOTE: Place Royale Board is assessing the state of the Party Room; residents have brought to light the breakage in the flooring as well as blinds and current state of the chairs.
Party Room usage for Community Events
The party room is also going to be made available from 9am -12 pm from Monday –Friday based on availability at no cost for community events such as Yoga, Irish dancing, Ballroom dancing and /or any group activity that all residents can attend. If you would like to use the party room for a community event please contact Jennifer at the Management office for conditions.
Kindly remember to sign the liability waiver when booking the party room.

Place Royale Board of Directors would like to thank all of you for coming out and supporting us through the transition process.
As we move forward, our focus will be on looking at pending work that needs to be done in the building and ensuring that residents are up-to-date on action plans.
Ways of Communicating
We are very committed to improving the communication between Place Royale Board of Directors and our fellow residents, with this in mind we will be communicating in the following ways:
1. Updates will be sent to suites in printed form with an update number e.g. this is Update 1
2. Updates will also be posted here on 3695kaneff.blogspot.ca
3. For residents with vision impairments special letters will go out in larger fonts
Update on Garage Area
There is a section on the B1 parking level that is currently blocked off. It was noticed that a crack had developed and needed to be looked at. Canmar Contracting was contacted and they installed post-shores to support the area. This is a precautionary measure and we are currently looking into the most cost efficient and effective way to fix the issue.
We apologize for any inconvenience this may cause.
Next steps
We will be reviewing the financials over the next month and information will follow.
