Place Royale Board of Directors has approved a Zero Percent increase in Condominium Fees for 2022. This will make it nine (9) years we have been able to maintain a Zero Percent increase.

We believe that financial support is needed more now than previous years due to the pandemic and state of the economy. Our ability to maintain this zero percent increase is as a result of leadership by the Board of Directors and support from The Management, Security, Cleaning Staff, and The Superintendent.

I would also like to recognize the tenants/owners who wash their clothes outside of peak hours and those who turn off their lights when they leave their suites. Every bit counts.

Our savings are over $3,000,000 now, and we are on track to save enough funds to change the windows in 2027. We understand that there will be unforeseen repairs as we move forward but our target to replace the windows is a priority.

Whether you rent or own; the responsibility to the building is the same. This is our building and keeping it clean and safe is everyone’s responsibility.


2022 Projects

Garage Repairs

The repairs to the West Side entrances on B1 and B2 will commence in 2022 once the City of Mississauga has provided the permit.

Guest Suites

The Guest Suites completion is expected in 2022.

Domestic Hot Water

The Board of Directors will be looking to add an additional Domestic Hot Water system as a backup in 2022.

Chiller

Chiller repairs are underway and will be completed in early January 2022. A test of the system will occur in April 2022.

Drain Pressure Washing

Drains in the underground will be pressure washed in the Summer of 2022.

Stacks

The Stacks for the building will be completed between June and August 2022.

Windows Replacement

The Board of Directors will be conducting further research into the Windows Replacement project in 2022.

Swimming Pool

The Swimming is leaking and major repairs are needed. The Board of Directors will determine if repairs would start in 2022.

Changing Rooms

Repairs to the changing rooms leading to the pool will be reviewed in 2022. These repairs will only start once the Guest Suites construction is completed.

Budget 2022

Copies of the Budget will be available at Security for pick up during the week of January 11th 2022.

Heating

The Heating System will be switched on Friday 22nd October 2021.

Chiller

The Chiller will be refurbished once the heating starts: this repair is to ensure that all maintenance is completed this year and the system will be tested in April/May 2022 to ensure that everything is working properly.

Domestic Hot Water

In the month of October we had a severe problem with the Domestic Hot Water. The issue was repaired however the Board will be adding a backup Domestic Hot Water system to improve service should a similar issue occur in the future.

Party Room

Residents can book the Party Room for small gatherings based on guidelines from the Province.

The regular cost for renting the party room will apply. However there is an additional mandatory enhanced cleaning cost of $45.00 that would apply to any resident renting the Party Room.

Swimming Pool

The Region of Peel will be inspecting the Pool next week as all preparations for inspections have been completed.

Rules:

a. The pool must be booked with Security before using

b. Each suite can use the pool for 1.5 hours at a time

c. Only two families can use the pool at the same time

d. Children under the age of 18 must be accompanied by an adult to use the pool

e. No eating or drinking in the pool

f. Ensure that everyone showers before entering the pool

g. Residents must shower in the changing rooms prior to entering the pool

h. All other hygiene protocols should be practiced

Chiller System Repairs

Please be informed that technicians from Carmichael will be on site Saturday - September 18, 2021 to install new parts in the Chiller System. This work will prevent incidents similar to which we faced during the Summer.

There will be no Air Conditioning/Cooling sent to your fan coil unit between the hours of 9:00AM - 4:00PM on Saturday - September 18 2021.

Construction

Construction work on the West Side B1 and B2 Exits will start at the end of September 2021. Soffit work will be completed. This may require residents to park their vehicles in the Visitors parking until the work is completed.

Window Cleaning

Anchor testing has been completed and Window Cleaning is now scheduled for September 27th 2021. Please remove your screens so that the window cleaners have access.

Fire Protection

Proline Annual Fire Inspection: Suites with deficiencies will be contacted and action in repairing the deficiency is Mandatory under the Fire Code. Access to Suites will be required. Should you not be at home, Security and Management will be accompanying the Contractor to your suite and will leave a note letting you know that they have accessed your suite and the work was completed.

Carpet Cleaning

Carpets will be steam cleaned in early October.

Ensure that your garbage bags are fully pushed into the chute and that they have gone down. Please do not leave garbage on the floor by the garbage chute.

The building's Fire Alarm System will be tested. Access to all areas will be required to test the Fire Alarm devices by Proline Fire Protection as per Ontario Fire Code under the Fire Protection and Prevention Act.

Hours: 8.30AM - 5.30PM

Thursday September 16th, 2021 - In suite Floor PH to Floor 11
Friday September 17th, 2021 - In suite Floor 10 to Ground Floor
Monday September 20th, 2021 - Common Areas, Sprinkler System

Please note: Speakers will be tested intermittently through out the days.
Building occupants are requested to keep "FIRE WATCH" for those days. 

In case of real emergency, building occupants will be notified through Voice Communication System.

Please remember to remove all items that are stored (bicycles, tires, oil, etc. but not limited to). Storage of these items is illegal and against the Fire Code. Items which are not removed before the date of power washing will be disposed of at the responsibility of the resident.

Wishing everyone a Happy Canada Day!

Canada Day marks the day, in 1867, when three separate colonies joined to become a single entity within the British Empire called Canada. From this date, the country was regarded as a self-governing region within the Empire.

The holiday was originally called Dominion Day but was renamed in 1982 under the Canada Act which meant Government in London could no longer make changes to Constitutional Law, allowing full Canadian Sovereignty.

Place Royale Annual Flag Hoisting Ceremony

We will be hosting our Annual Flag Hoisting Ceremony on July 1st morning at 10:00am. The capacity will be for 25 persons. If you have an Orange T-Shirt, please wear it in support of Land Recognition for First Nations Persons.

Underground Garage Pressure Washing

Starting in June 2021: The Underground Garage will be power washed in sections in order to reduce the number of persons accessing the elevators and reduce contact. Residents can park in the Visitor Parking for the duration of the cleaning.

Time: 9:00am - 6:00pm

Parking Available as follows:
Visitor parking: Forty five (45) spots will be done in a day. Notices will go out with the area to be power washed. Notice of time and date will be posted.

A/C System - Reminder

Each owner is responsible for his/her A/C system. Unit owners should get their system serviced at least once a year.

Fancoil Filters

Residents can purchase Filters at the Management Office; the cost of two filters is $10.00 (Persons 55 and older can pay $6.00 for two filters).

Carwash

The Carwash is now OPEN and residents can get the keys at the Concierge. Each suite can book the Carwash for 90min per time.

Windows Cleaning

Window Cleaning will commence in the latter part of June 2021.

Tennis Court

The Tennis court is now OPEN and residents can get the keys at the Concierge. Each suite can book the Tennis Court for 60min (1hr).

Garbage Chutes

- Ensure that your garbage bags are fully pushed into the chute and that it has gone down.
- Pressure Washing of Garbage Chutes will in the second week of July.

BBQ Area

The BBQ will be available from June 12th 2021There is a procedure to utilize this amenity; please check with Security or the Management for details. There is a deposit of $20.00 for incidentals such as cleaning and damage.

- Kindly clean the Grill so that the next person can enjoy the amenity. Each suite is responsible for cleaning the BBQ area once you have used the back patio.

Audit

The Board is awaiting the Financial Statement from the Auditor. Once this document is received an Annual General Meeting will be scheduled.

Fire Protection

Proline will conduct the Annual Fire Inspection in July 2021. Suites with deficiencies will be contacted to repair the deficiency. Tampering with fire prevention equipment in your suite is prohibited under the Fire Code.

Construction

The External Walls between the 9th and 10th floor on the South-East Side of the building was assessed by Engineers in 2020 and work will begin in 2021. The area will be closed off and residents using the Friendship Pathway are advised to exercise caution when using the path. Should there be a need, the path might be closed to facilitate the construction.

Underground Garage

There are areas in the Underground Garage that will be repaired after the repairs on the External Wall of the building.

Air Condition Update

Repairs to the “03” and “05” Line have been completed.

The lines will be pressurized on May 26th evening, which will take 5 hours to complete.

The Air Condition System will be started up early Thursday Morning, May 27th.

Dear Residents,

Preparations to start up the A/C was started in early May and necessary repairs have been completed. The Chiller will be on Test until Tuesday morning and the system will be drained to accommodate repairs to two pipes on the “03” line.

Once these repairs are completed, the system will be re-started.

- Please set your A/C thermostat to 23 degrees
- Ensure that you have a new filter as this will improve air quality

Water will be shutdown on Tuesday May 25th from 9am to 5pm to accommodate repairs to the “03" line. 

Should the repairs be completed ahead of schedule, the water will be switched back on.

The Place Royale Board of Directors are very proud to approve a Zero Percent increase in Condominium Fees for Eight Years in a row. We understand the impact that the COVID-19 pandemic has had on our neighbors and the Province.

Many people’s livelihood has been affected by business closures and the ability to earn a living. In September 2020 – the Board Members; Val, Manny, Danielle, Mohammed, and Dev discussed the possible hardship of residents due to COVID-19 and found that community support is needed more now than ever before. With this in mind, the Board of Directors voted with one accord to maintain a Zero Percent Increase in Condominium Fees for an eighth year. Our financial position in 2013 was a modest $365,000 in our reserve fund account. In spite of conducting major repairs and improvements to the building from 2013 -2020, we have been able to maintain a Zero Percent increase in Condo Fees. Our reserve fund to date is now at $2,670,000. This level of savings required a lot of hard work and dedication by the Board of Directors.

It is my expectation that all residents play a role in increasing our savings. Whether you own or rent, a simple request; use the utilities with respect. Turn your lights off, reduce water usage, and wash your clothes outside of peak hours. Every bit adds to the bottom line.


2021 Activities, Recognitions, and Mental Health

Mental/Physical Health:
Covid-19 restrictions have had an impact on many people especially those working from home, the elderly and small children. During the summer many residents were able to go outside for a walk; however, during winter, going outside for a walk may not be possible. To support the mental and physical health of residents, the Party Room has been temporarily converted into a large Gym.

Schedule:
- Persons 55 years and older will be able to work out from 6AM to 12PM
- Cleaning from 12PM to 1PM
- Persons working/studying from home can work out from 1PM to 4PM
- Cleaning from 4PM to 5PM
- Each person using the Gym must sanitize before and after use.
- Masks must be worn at all times
- Booking must be made with security for ONE hour at a time
- Should protocols not be followed, the amenity will be closed
- A notice on when residents can use the Gym will go out to all suites after the Region of Peel comes out of the lockdown state

COVID-19 Response:
The cleaning protocols put in place have shown to be very effective. Staff are ensuring that touch-points are being cleaned and sanitized on a regular basis. Sanitizing Stations have been placed on each floor and at the Entrance to the building, including the underground parking.

2020 Completed Repairs and Maintenance

Heating System / Domestic Hot Water:
In December 2019 the Heat Exchanger for the Domestic Hot Water failed and was replaced with a new one.

Heating System Boiler 1 and Boiler 2:
Boiler 1 Failed in February 2020 and was replaced, Boiler 2 was checked after Boiler 1 – then was repaired and found to have severe issues with the Heat Exchanger. As such both Heat Exchangers were replaced in the first quarter of 2020.

Booster Pump 2:
The back-up booster pump failed and a reduced water flow to the building was experienced. This pump has since been repaired.

Games Room:
The Games Room was an area that needed to be repaired for over two decades. During the lockdown, the Games Room was repaired and will be ready to be enjoyed once the pandemic ends.

Cast Iron Pipes:
98% of all Cast Iron pipes in the underground parking have been changed. Many of these pipes had debris stuck inside that had accumulated over the years and became as hard as rocks.

Pipes on different floors:
There were 15 pipes that needed to be replaced. These pipes form part of the plumbing for the building. In many cases the pipes failed due to erosion over the years.

The Garage Door:
It was damaged by a driver and had to be repaired. The system is working properly again.

Asphalt Repairs:
Repairs to the front of the building was conducted in March 2020. The damage was caused by a break in the main water supply in December 2019.

Visitor Parking:
In summer, the Visitor Parking was painted with an asphalt base paint. This asphalt was a protectant for the membrane of the suspended deck and should prolong the life span of the parking area.


Future Projects

Guest Suites:
The Guest Suites construction will commence in February of 2021. The start of construction could be delayed due COVID-19 restrictions. These suites, once completed, will serve as a unit for isolation in case a family member contracts COVID-19 and needs to isolate.

Domestic Hot Water:
Currently there is only one Domestic Hot Water Boiler. The Board of Directors will be looking to add an additional Domestic Hot Water system as a backup.

Booster Pump 1:
This Booster pump sends water from the city water main to all suites. We will be replacing the faulty pump in 2021. Water shutdown will be required.

Drain Pressure Washing:
Drains in the underground will be pressure washed in the Summer of 2021.

WINDOW REPLACEMENT:
Window Replacement for the entire building will cost approximately $3,000,000. Currently the Board of Directors have been able to save $2,000,000. It is our hope that by 2027 we will have the necessary funds to replace the windows for all suites. The three million required for these repairs are current rates and could change.

SWIMMING POOL:
The Swimming Pool construction will start in 2022 if possible, due to many other areas of repair becoming a priority. The pandemic has also delayed start dates of all construction and repair projects.
