Letter from the President


Place Royale Board of Directors voted unanimously to keep Condo Fees at a Zero Percent Increase for Seven Years straight.

Dear Owners:

For Six Years, Place Royale Board of Directors has been able to maintain a Zero Percent increase in Condo Fees despite increases in Hydro, Water and Gas. In deciding on the Condo Fees for 2020 Place Royale Board of Directors took an in-depth look at how an increase would affect our most vulnerable neighbors, that is, single parent homes and seniors on pension.

Taking the aforementioned into consideration, Board Members, Val, Manny, Daniele, Mohammed and Dev voted unanimously to maintain a Zero Percent Increase in Condo Fees for Seven Years in a row. Residents should understand that maintaining a Zero Percent increase cannot be sustained forever and changes in the way we use our utilities will directly impact our overhead expenses.
Moving forward, everyone needs to play their role to reduce costs. 

Repairs and maintenance conducted in 2019

Stacks

All stacks were cleaned out in summer: the drainage was cleaned from the building to the City’s drainage system. 

Chiller 

Repairs to the Chiller was conducted prior to the start-up.

Heat Exchanger

Heat Exchanger for the Heating System was replaced in September after testing found one heat exchanger not working.   

Domestic Hot Water

Repairs to the Domestic Hot Water was completed after testing on the entire system was completed in September. There is still one area of maintenance that will be completed in Spring of 2020. 

Swimming Pool

The Swimming Pool had a number of repairs completed during the year: Heating of the Pool, Surface Temperature, Chlorine Pump and Circulation Pump. 

Party Room

The party room was painted in October. The damage to the room was extensive. Hooks were placed on the ceiling so that users would not stick tape on the wall. 

Garage Repairs

Repairs to the South side parking at the back of the building was completed. This was a needed repair and will protect the decking of the underground garage. Repairs to the entrance of the underground garage was completed on both the upper-level and lower-level. 

Pipes

Pipes on the B1 and B2 are being changed. Over 200 feet of pipe have been change so far. This is a much needed repair and if your parking has an old pipe please fill out an action form and hand it in to the management office. 

Line Painting

Line Painting in was completed in most areas, however there are still some pending areas to complete. 

2020 - 2021 Projects

Guest Suites

The Guest Suites were started in 2017 and was approximately 80% completed by March 2018. After almost two years PCC 239 has acquired the Building Permits from the City of Mississauga to complete the Guest Suites. This project will start back in 2020. There is no completion date attached to this project until work starts back. 

Changing Rooms

Repairs to the Changing Room will commence after the Guest Suites are completed. 

Games Room

Work on the Games Room will be completed in the later part of 2020. There have been some residents willing to volunteer to work on the Games Room. This volunteerism could speed up the process for repairing the room. 

Future Projects 

Window Replacement

Place Royale Board of Directors has put together an action plan to replace windows in the building by 2027. The Condo Corporation would need approximately three million dollars to complete this repair based on today’s prices. A reserve fund study has been completed and will be sent out to owners once it is passed by PRBOD. 

Swimming Pool

The Swimming Pool construction will start in 2021, if possible. Currently the cost of maintaining the pool is very high and is a loss to the building. Once repairs are completed we will see a reduction in water usage, heating and chemical usage.
