Dear Residents,

Please be advised that the building’s heating system has been shut down as of today due to the seasonal change. The air conditioning system will be activated on Thursday, April 23rd, 2026.

We strongly recommend that you:

• Please keep your thermostats off by the time of activation 

• Please ensure proper maintenance of your fan coil units (clean the drain hose, empty the drip pan/tray, change air filters, etc.) 

Reminder: Any issues related to heating or cooling within the suite are the responsibility of the unit owner. This includes the thermostat and fan coil unit(s) in your suite.

Should you have any questions or require assistance, please do not hesitate to contact the Management Office or Concierge.

Dear Residents,

On behalf of Place Royale Board of Directors, I would like to inform all Suite Owners the modest increase/adjustment to monthly maintenance fees for the coming year.

Effective January 01st 2026, condominium fees will increase by 2.95%. We recognize that any increase matters to residents, and Place Royale Board of Directors approached this year’s budget with a strong focus on cost control, long-term planning, and financial stability.

This relatively low increase reflects deliberate efforts to manage expenses during a period of broader economic uncertainty. Ongoing disruption in trade between Canada and the United States has contributed to higher costs for materials, services, insurance, and utilities across many sectors. Despite these pressures, Place Royale Board of Directors have worked closely with management to limit the impact on residents while ensuring the Corporation remains well-funded and properly maintained.

The approved budget prioritizes the following in 2026:

• Maintaining essential services and building standard
• Funding the reserve appropriately for future repairs and capital projects
• Managing rising operating and insurance costs responsibly
• Register on the link above as most information will be sent digitally in the future
• Building a digital system for work orders, repairs and reports

By keeping the increase below many current market averages, the Board aims to balance affordability today with financial sustainability for the future.
